Property tax 2026: the new fiscal values in Paraguay

Home financing July 5, 2026

Through Decree No. 5181, the Executive Branch updated the fiscal values of urban and rural properties used as the base for calculating the 2026 property tax, with a 4.1% adjustment from the previous year.

This fiscal value isn't the property's market price — it's an administrative tax base used to calculate both the annual property tax and Personal Income Tax (IRP) in case of a sale, whose effective rate is around 2.4% of the sale value when the presumed base is used.

If you're about to buy or sell a property this year, it's worth always requesting the latest updated fiscal appraisal before closing any deal, since it directly affects the taxes owed. At Asunova we include this information as part of the buying process, so you don't run into surprises at closing.
