Mortgage loans in Paraguay 2026: rates from 9.65% and what to check before signing

Home financing August 1, 2026

Financing a home in Paraguay became, once again in 2026, a real option for many families looking to stop renting. Institutions like BBVA Paraguay, Banco Itaú, Banco GNB, and Sudameris offer mortgage lines with rates starting at 9.65% annually, though the ceiling varies by bank, at roughly 10.5% to 12.5%.

Unlike other consumer credit lines — where the Superintendency of Banks sets a reference cap of around 27% annually in guaraníes — mortgage loans stay noticeably lower because they're backed by the property itself and usually run 20 or even 30 years, with amounts ranging from Gs. 100 million to over Gs. 1 billion.

Before signing, it's worth comparing not just the nominal rate but the Effective Annual Interest Rate (TIEA), required insurance, closing costs, and whether the rate is fixed or adjustable. At Asunova we always recommend simulating the full monthly payment — not just the rate — before reserving a new project.
